Here's how it works:
    Premier Homebuyers locates and an investment property. We then offer a private note to cover acquisitions and remodeling costs. The note never exceeds 75% of the property ARV (after repaired value).
    Premier Homebuyers closes the property and begins remodeling with the funds from the private lender. On completion of the remodeling, we assign a credit partner to the property, close the sale and the concurrent refinance of the property, which pays off the private lender.
    The private lender recieves 100% of invested capital back - PLUS interest as agreed.

What is a private loan?
1. Simply stated, its a loan made to a real estate investor that is secured by real estate. The private lenders are given a Note and Deed of Trust to secure both their legal interests in the property and their monetary investment.
2. Traditionally, banks and financial institutions make high Loan-to-Value (LTV) loans on homes. Premier Homebuyers offers lower LTV ratios to our private lenders to increase the security of the loan and your peace of mind. Our standard LTV's are under 75% of the value of the property securing the loan, and often as low as 60% to 68%. As a Premier Homebuyers private lender you will never loan more than 75% LTV. This gives each private lender the added security of a 25% safety net, and minimizes the risk while maximizing the return.
